IMPORTANT UPDATE ON SHUTDOWN: PLEASE READ CAREFULLY

IMPORTANT UPDATE ON SHUTDOWN: PLEASE READ CAREFULLY. NOTICES HAVE BEEN SENT BY MAIL TO ALL OWNERS.

Since MARCH 25, 2017 (week 12) the entire resort has been shut down for repairs due to extensive roof, room and building damage and necessary renovations caused by Hurricane Matthew last October. This was a unanimous decision made by the Board of Directors and was not taken lightly. Every possible alternative scenario was discussed. Some of the Board members themselves own during this timeframe and share your concerns and frustration. Like most of the resorts in this area, construction is delayed by negotiations between our contractors and engineers (who are making certain that the resort is completely restored and up to code) and the insurance adjusters who hold the purse strings.

Unfortunately Hurricane Matthew was an act of God. This has been a difficult time for those owners who own during the affected weeks as well as our resort staff. Many resorts in the Daytona area are going through the same issues and are unable to accommodate their owners. They simply just lose their week for the year despite still being responsible for paying fees. Our goal is to do the very best we can for all owners who own during the affected weeks. Your continued ownership is invaluable. We are going to give you as much information as possible during a time when information given to us is constantly changing due to new discoveries. We do not know when we will reopen at this point and time, but are hopeful it will be before the end of the summer. Whatever work is possible is being done daily.

WHAT DOES THIS MEAN FOR ME?
We suggest making contingency plans if you own during the summer, particularly in June and July, which would be the next most likely shutdown extension. Our original hopes for a June 3rd opening do not seem feasible at this point. Once we know your week will not be available we will notify you as soon as possible. If the resort is shut down during your ownership week, The Board has voted to extend the following offer to all affected and paid in full owners who would have utilized their units or had their units placed up for rent: Each owner will be given the opportunity to choose another week, based upon availability, within a to be determined time period once we reopen. We cannot guarantee the same exact room type. If you own two or more weeks during the affected time, those weeks are included as well.

No maintenance fee “refunds” or “credits” can be issued to anyone for any reason. Maintenance Fee collections are governed by Florida Statute. We take the rules imposed by the State of Florida very seriously.

WHAT DO I NEED TO DO? At this point and time there is nothing you need to do. We will do our very best to keep you informed, and encourage you to LIKE us on Facebook as well as subscribe to our blog on www.mytibc.com for updates. Please feel free to call the front desk with any questions or concerns.
We are operating at bare bones staffing and hours. The current hours of operation during the shutdown are Monday – Friday 9am-5pm. Working on keeping you informed during this difficult time is our priority. We are looking forward to when we reopen and we all can enjoy our beautiful resort and favorite vacation destination.

Sincerely,
Board of Directors
